Overview

Grand Lisboa Palace, which opened 30 July 2021, was SJM Holdings’ first purpose-built entry into Cotai — a late arrival relative to the operator’s peninsula-based legacy properties, and a resort built to prove SJM could compete on Cotai’s own architectural and scale terms rather than trading only on its Stanley Ho-era brand recognition. The complex sets Western neoclassical massing against Chinoiserie ornament across a 70,400-square-metre site, and folds in two fashion-branded hotel towers that put SJM in unusually direct competition for a design-conscious guest the operator’s older properties never specifically targeted.

SJM Holdings traces its lineage to Sociedade de Turismo e Diversões de Macau, the company Stanley Ho controlled under Macau’s gaming monopoly from 1962 until the market opened to competition in 2002. That history matters for reading Grand Lisboa Palace correctly: it’s the newest, most architecturally ambitious property from an operator whose brand recognition in Macau predates every foreign entrant on the Strip by decades, and the resort was built partly to demonstrate that legacy could translate into a genuinely contemporary Cotai product rather than trading purely on the Lisboa name.

Architecture & Design

The facades carry over two million ceramic tiles and heavy custom stonework, with motifs referencing Macau’s maritime history under Portuguese administration — a deliberate historical anchor for a property built four centuries after that history began, on land that didn’t exist until Cotai’s land reclamation decades ago. SJM worked with international architecture firms on the main tower, then split the remaining programme across two fashion-branded extensions: Palazzo Versace Macau, and a hotel designed by the late Karl Lagerfeld himself before his 2019 death, using custom furnishings and patterned glass screens drawn from 1930s Shanghai Art Deco rather than from the property’s broader neoclassical language. That’s an unusual architectural decision — running three distinct design vocabularies (neoclassical-Chinoiserie, Versace maximalism, Lagerfeld Art Deco) across one connected complex — and it works only because each tower is visually distinct enough to read as its own building rather than a mismatched extension of the others. The complex distributes roughly 1,350 rooms across the three towers. Two million ceramic tiles is a fabrication and installation undertaking on a scale most curtain-wall systems don’t attempt — it favours a craft-labour-intensive facade over the faster, more standardised glazed panel systems used at most of the surrounding Cotai towers, and it’s the clearest physical marker of SJM positioning this property as a heritage-referencing statement rather than a purely modern glass box.

Gaming Floors

At opening, Macau’s Gaming Inspection and Coordination Bureau authorised Grand Lisboa Palace to run 150 mass-market, new-to-market gaming tables and up to 1,200 slot machines — a regulator-set allocation specific to the resort’s launch rather than a figure the operator chose independently. That opening-day figure has since grown under the regularized 2023 concession deployment, with the property now running an estimated 250 to 300 tables and more than 1,000 slot machines. The relatively modest table count at opening reflects the wider policy environment SJM was launching into: Macau’s regulator has been deliberately capping gaming-table growth across the market since the pandemic-era gaming reforms, in favour of steering new investment toward non-gaming programming. As at every Macau casino, the minimum age to enter a gaming floor is 21. Macau residents are not generally barred from gambling — Law No. 10/2012, effective since 27 December 2019, restricts casino access only for gaming-sector employees while off duty, across every role in the industry except during the first three days of the Lunar New Year, and for senior public office holders, who fall under self-exclusion and third-party-exclusion schemes rather than a blanket residency ban.

Non-gaming

The development opened deliberately weighted toward non-gaming floor area, with the majority of the plan given to lodging, dining and retail rather than the casino. The clearest expression of that choice sits on the roof: Jardim Secreto is a 1,000-square-metre formal European garden built around a neoclassical dome and stone labyrinth paths, threaded with traditional Chinese pavilion structures rather than kept in a single stylistic register. Putting a garden of that scale on a podium roof, rather than at ground level where land is scarcer and more valuable for retail, is itself a statement about how much floor area SJM was willing to give up to a purely non-revenue-generating amenity. Dining includes outlets from Michelin-starred chefs alongside traditional Cantonese tea houses serving Guangdong-style dim sum, giving the property both an internationally credentialed dining tier and a more regionally grounded one. That non-gaming emphasis at opening sits inside the same policy shift shaping the rest of the market: Macau’s six concessionaires collectively pledged roughly MOP 118.8 billion (about US$14.8 billion) to non-gaming investment under the ten-year gaming concessions signed in December 2022, at a ratio of roughly ten to one against pledged gaming investment. Grand Lisboa Palace’s garden-and-retail-heavy programme, planned and opened before that formal pledge was signed, reads as SJM anticipating the direction regulators were already pushing the industry.

Hotel

Across its roughly 1,892 total rooms, the main tower accounts for around 1,350, with Palazzo Versace Macau and THE KARL LAGERFELD each holding approximately 271 rooms and suites. Palazzo Versace rooms run the brand’s maximalist decorative language — heavy pattern, gilt detailing, the Medusa motif worked through fabric and fixtures — while the Karl Lagerfeld tower takes the opposite approach, using restrained Art Deco geometry and a muted palette that reads as a deliberate contrast to its immediate neighbour. Both towers give SJM a fashion-industry credibility its older, more traditionally styled peninsula hotels don’t carry, aimed at a guest who books partly on brand association rather than on gaming access alone.

Location

The resort connects directly to Cotai East station on the Macau Light Rapid Transit, putting the Taipa Ferry Terminal and Macau International Airport within about ten minutes by rail. Complimentary shuttle buses run daily to the Border Gate and the airport, roughly three kilometres away. Lisboeta Macau, SJM’s non-gaming Cotai property, sits close enough to reach on foot, giving guests at Grand Lisboa Palace easy access to Lisboeta’s food street and attractions without needing separate transport. Broadway Macau, Studio City and the rest of the Cotai cluster are within a similar radius via a mix of shuttle and Light Rapid Transit connections, keeping Grand Lisboa Palace within practical reach of the Strip’s wider dining and entertainment options rather than isolated on its own site.

Tips

Book the Karl Lagerfeld tower over Palazzo Versace if the preference runs toward restrained design rather than maximalist branding — the two towers sit on the same podium and share the same casino and amenities, so the choice between them is really a choice of room aesthetic rather than of access or service tier. The rooftop Jardim Secreto is worth a dedicated visit even for guests staying elsewhere in Cotai; it’s one of the few genuinely quiet, low-stimulation spaces built into any resort on the Strip, a deliberate counterpoint to the casino floor below it. Anyone splitting a Cotai stay across properties should pair Grand Lisboa Palace with a night at Lisboeta Macau nearby, since the two SJM properties are designed to complement rather than duplicate each other — one gaming-led, one not. Diners keen on regional cooking should prioritise the Cantonese tea houses over the Michelin-branded rooms if the trip is short and a choice has to be made — the dim sum kitchens are the more distinctly Guangdong-region experience, where the international fine-dining outlets could plausibly be found in any major Asian gaming or resort city.
